This maisonette has been a haven for many years. Someone who looked around it recently said it is like a Tardis, because it seems to have so much more space inside than one would expect.

The space includes four large double bedrooms and three bathrooms, one of which is an ensuite with dressing room. There is a large kitchen, and a generous south facing sitting room with a very wide bay window with low sills.

The sense of space is further increased by the fact that it has a garage, and walk-in attic space in the two large top bedrooms, plus built in cupboards and wardrobe in the largest bedroom.

The sense of space also results from the space around it. On both the south and the north sides, the aspects include mainly tall trees, including those to the south on the very wide Redland Road, and on either side of Lovers Walk that leads from Redland Road to Cotham Gardens. The North side looks out obliquely onto Carnarvon Road with a beautiful crabapple tree directly outside the window, that has fabulous deep pink blossom in the spring, and attract all sorts of birds that one can see close to the kitchen window. It feels very safe, partly because of being on the 1st and 2nd floors and partly because of having two very sturdy front doors. This makes it easy and safe to leave it empty even for long periods, which has been very useful travelling for work or holidays.

Over the years it has also housed many friends and family, as well as lodgers including actors from the Old Vic. The spacious rooms make it very easy to share.

The garden to the west is very fertile, and has a sunny patio, ideal to sit and to entertain. The garden has a lawn and mature trees and shrubs. It bursts into colour in the spring. Power points on the outside of the garage enable a kettle, garden lighting or electrical drills, etc.

The birdfeeders are visited regularly by a variety including tits, robins and blackbirds. Wood pigeons and jays also visit. These birds can be watched from the sitting room window.

The flat is warm with very thick walls and double glazing throughout. The south facing sitting room on sunny days is filled with sun all day.
